STAGING COOPER CITY HOMES FOR SALE

Most anyone who has ever tried to sell a house will agree that the quicker you can get it sold the better! You may think that you need to redecorate your home but staging a home is not redecorating it. Redecorating a home focuses on the seller and their personality. Staging focuses on the buyer. The guide below provides you with the knowledge to rearrange the furnishings and accessories while de-personalizing the home in the best possible manner to enhance the functionality of the rooms, their appearance and balance.

Staging is about selling homes faster and for top dollar!

1. De-Clutter!

People collect an amazing amount of stuff! The more stuff the smaller the room/home looks Clean off everything on kitchen counters - Countertops and shelves should be clear of food and appliances. You want your kitchen space to appear large, clean and functional. Keep bathrooms as bare as possible - never leave your personals in view when showing your home. Put essential items used daily in a small box that can be stored in a closet when not in use. Think of this process as a head-start on the packing you will eventually need to do anyway. Organize entertainment centers. Neatly arrange books on bookcases (or remove them completely)

2. Make the House Sparkle! The home should be spotless.

  • CLEAN! CLEAN! CLEAN! - Dirty homes sit on the market.
  • Do not leave dirty dishes in the sink - ever.
  • Re-caulk tubs, showers and sinks.
  • Polish chrome faucets and mirrors.
  • Clean the refrigerator, range and microwave oven
  • Vacuum and Wax floors.
  • Dust furniture, ceiling fan blades and light fixtures.
  • Bleach bathtubs and clean toilets (mildew turns people off)
  • Hang up fresh towels.
  • Clean and air out any musty smelling areas. Odors are a no-no

3. De-Personalize.

Pack up personal photographs, family heirlooms and religious artwork. Buyers can't see past personal artifacts, and you don't want them to be distracted. You want buyers to imagine their own photos on the walls, and they can't do that if yours are there! You want buyers to see themselves living in the home.

4. Rearrange Bedroom Closets and Kitchen Cabinets.

Buyers love to snoop and they might open closet and cabinet doors. Think of the message it sends if items fall out! Now imagine what a buyer believes about you if she sees everything organized. It says you probably take good care of the rest of the house as well. This means:

  • Neatly stack dishes.
  • Turn coffee cup handles facing the same way.
  • Hang shirts together, buttoned and facing the same direction.
  • Line up shoes.

5. Details are extremely important!

  • Close toilet seats
  • Replace empty toilet paper rolls
  • Replace burnt- out light bulbs (make sure bulbs match)
  • Keep the blinds open - show the home's natural light
  • Change A/C filter

6. A showing should appeal to all five of the senses:

  • Sight - Open the blinds and drapes to let in natural light. Keep clutter away and consider keeping your pet out of the home for that day.
  • Smell - Put out flowers and candles in the main rooms of the home and a colorful bowl of fruit on the dining table.
  • Taste - Bake cookies, the smell is quite comforting. A hot pot of coffee helps with taste and smell also.
  • Hearing - Turn off the sound on all television sets and computers, and have some easy listening or jazz music playing in the background softly.
  • Touch - Have your guests sit on the softest couch, and make sure everything is clean and dust-free.
  • Space - When showing guests around your property, let them enter the room first. In smaller rooms e.g. bathrooms, stay at the door. Too many bodies can make a small room feel even smaller.

7. Rent a Storage Unit.

Almost every home shows better with less furniture. Remove pieces of furniture that block or hamper paths and walkways and put them in storage. Since your bookcases might be now empty, store them. Remove extra leaves from your dining room table to make the room appear larger. Leave just enough furniture in each room to showcase the room's purpose and plenty of room to move around. You don't want buyers scratching their heads and saying, "What is this room used for?"

8. Remove/Replace Favorite Items.

If you want to take window coverings, built-in appliances or fixtures with you, remove them now. If the chandelier in the dining room once belonged to your great grandmother, take it down. If a buyer never sees it, she won't want it. Once you tell a buyer she can't have an item, she will covet it, and it could blow your deal. Pack those items and replace them, if necessary.

9. Make Minor Repairs.

  • If your front door needs paint, paint it!
  • Replace cracked floor or counter tiles.
  • Patch holes in walls.
  • Fix leaky faucets.
  • Fix doors that don't close properly, kitchen drawers that jam and replace missing door knobs.
  • Consider painting your walls neutral colors, you do not want buyers to remember your home as "the house with the purple dinning room".

10. Scrutinize.

  • Go outside and open your front door and stand there for a few seconds. Do you want to go inside?
  • Linger in the doorway of every single room and imagine how your house will look to a buyer/tenant?
  • Examine carefully how furniture is arranged and move pieces around until it makes sense.
  • Move furniture that blocks the way.
  • Make sure window coverings hang well and blinds look and work properly.
  • Tune in to the room's statement and its emotional pull. Does it have impact and pizzazz?
  • Does it look like nobody lives in this house? You're almost finished.

11. Check Curb Appeal.

  • If a buyer won't get out of her agent's car because she doesn't like the exterior of your home, you'll never get her inside.
  • Keep the sidewalks cleared.
  • Mow the lawn.
  • Paint faded window trim.
  • Plant yellow flowers or group flower pots together. Yellow evokes a buying emotion. Marigolds are inexpensive.
  • Trim trees and bushes.
  • Make sure visitors can clearly read your house number. Turn on outside lights at night.
  • Leave the best parking spot open for showings.

STAGING COOPER CITY HOMES FOR SALE

Most anyone who has ever tried to sell a house will agree that the quicker you can get it sold the better! You may think that you need to redecorate your home but staging a home is not redecorating it. Redecorating a home focuses on the seller and their personality. Staging focuses on the buyer. The guide below provides you with the knowledge to rearrange the furnishings and accessories while de-personalizing the home in the best possible manner to enhance the functionality of the rooms, their appearance and balance.

Staging is about selling homes faster and for top dollar!

1. De-Clutter!

People collect an amazing amount of stuff! The more stuff the smaller the room/home looks Clean off everything on kitchen counters - Countertops and shelves should be clear of food and appliances. You want your kitchen space to appear large, clean and functional. Keep bathrooms as bare as possible - never leave your personals in view when showing your home. Put essential items used daily in a small box that can be stored in a closet when not in use. Think of this process as a head-start on the packing you will eventually need to do anyway. Organize entertainment centers. Neatly arrange books on bookcases (or remove them completely)

2. Make the House Sparkle! The home should be spotless.

  • CLEAN! CLEAN! CLEAN! - Dirty homes sit on the market.
  • Do not leave dirty dishes in the sink - ever.
  • Re-caulk tubs, showers and sinks.
  • Polish chrome faucets and mirrors.
  • Clean the refrigerator, range and microwave oven
  • Vacuum and Wax floors.
  • Dust furniture, ceiling fan blades and light fixtures.
  • Bleach bathtubs and clean toilets (mildew turns people off)
  • Hang up fresh towels.
  • Clean and air out any musty smelling areas. Odors are a no-no

3. De-Personalize.

Pack up personal photographs, family heirlooms and religious artwork. Buyers can't see past personal artifacts, and you don't want them to be distracted. You want buyers to imagine their own photos on the walls, and they can't do that if yours are there! You want buyers to see themselves living in the home.

4. Rearrange Bedroom Closets and Kitchen Cabinets.

Buyers love to snoop and they might open closet and cabinet doors. Think of the message it sends if items fall out! Now imagine what a buyer believes about you if she sees everything organized. It says you probably take good care of the rest of the house as well. This means:

  • Neatly stack dishes.
  • Turn coffee cup handles facing the same way.
  • Hang shirts together, buttoned and facing the same direction.
  • Line up shoes.

5. Details are extremely important!

  • Close toilet seats
  • Replace empty toilet paper rolls
  • Replace burnt- out light bulbs (make sure bulbs match)
  • Keep the blinds open - show the home's natural light
  • Change A/C filter

6. A showing should appeal to all five of the senses:

  • Sight - Open the blinds and drapes to let in natural light. Keep clutter away and consider keeping your pet out of the home for that day.
  • Smell - Put out flowers and candles in the main rooms of the home and a colorful bowl of fruit on the dining table.
  • Taste - Bake cookies, the smell is quite comforting. A hot pot of coffee helps with taste and smell also.
  • Hearing - Turn off the sound on all television sets and computers, and have some easy listening or jazz music playing in the background softly.
  • Touch - Have your guests sit on the softest couch, and make sure everything is clean and dust-free.
  • Space - When showing guests around your property, let them enter the room first. In smaller rooms e.g. bathrooms, stay at the door. Too many bodies can make a small room feel even smaller.

7. Rent a Storage Unit.

Almost every home shows better with less furniture. Remove pieces of furniture that block or hamper paths and walkways and put them in storage. Since your bookcases might be now empty, store them. Remove extra leaves from your dining room table to make the room appear larger. Leave just enough furniture in each room to showcase the room's purpose and plenty of room to move around. You don't want buyers scratching their heads and saying, "What is this room used for?"

8. Remove/Replace Favorite Items.

If you want to take window coverings, built-in appliances or fixtures with you, remove them now. If the chandelier in the dining room once belonged to your great grandmother, take it down. If a buyer never sees it, she won't want it. Once you tell a buyer she can't have an item, she will covet it, and it could blow your deal. Pack those items and replace them, if necessary.

9. Make Minor Repairs.

  • If your front door needs paint, paint it!
  • Replace cracked floor or counter tiles.
  • Patch holes in walls.
  • Fix leaky faucets.
  • Fix doors that don't close properly, kitchen drawers that jam and replace missing door knobs.
  • Consider painting your walls neutral colors, you do not want buyers to remember your home as "the house with the purple dinning room".

10. Scrutinize.

  • Go outside and open your front door and stand there for a few seconds. Do you want to go inside?
  • Linger in the doorway of every single room and imagine how your house will look to a buyer/tenant?
  • Examine carefully how furniture is arranged and move pieces around until it makes sense.
  • Move furniture that blocks the way.
  • Make sure window coverings hang well and blinds look and work properly.
  • Tune in to the room's statement and its emotional pull. Does it have impact and pizzazz?
  • Does it look like nobody lives in this house? You're almost finished.

11. Check Curb Appeal.

  • If a buyer won't get out of her agent's car because she doesn't like the exterior of your home, you'll never get her inside.
  • Keep the sidewalks cleared.
  • Mow the lawn.
  • Paint faded window trim.
  • Plant yellow flowers or group flower pots together. Yellow evokes a buying emotion. Marigolds are inexpensive.
  • Trim trees and bushes.
  • Make sure visitors can clearly read your house number. Turn on outside lights at night.
  • Leave the best parking spot open for showings.
